Documents required for a home loan in India: what SBI, HDFC Bank and ICICI Bank ask for

Every lender sets its own list, but the big ones agree on most of it. Here is what SBI, HDFC Bank and ICICI Bank each ask for, and where they differ.

“The loan officer emails a list of fourteen documents on a Friday. Half are in your inbox somewhere, two are at your parents' house, and the builder's allotment letter is a photo on your old phone.”

Lenders ask for PAN, ID and address proof, income proof (salary slips and Form 16, or ITRs and accounts if you are self-employed), the last 6 months of bank statements, and the property papers. SBI, HDFC Bank and ICICI Bank all want 6 months of statements; slip and ITR counts differ.

There is no single official list
Each lender sets its own documents. HDFC Bank and ICICI Bank both call their lists indicative and say they may ask for more. What they share is the KYC core, proof of income, and proof that the property's papers are in order.

Salaried: slips, Form 16 and statements
SBI and HDFC Bank ask for three months of salary slips; ICICI Bank asks for the latest one. SBI wants two years of Form 16 or ITRs, while the others ask for the latest Form 16. All three want six months of bank statements that show your salary coming in.

Self-employed: returns and accounts
SBI asks for three years of income tax returns, profit and loss accounts and balance sheets. ICICI Bank asks for two years of CA-certified or audited returns, plus a year of GST returns. Keep the acknowledgements with each return.

Property papers depend on the home
For a new flat, lenders want the allotment letter or sale agreement, the approved plan and your payment receipts. For a resale home, HDFC Bank asks for the title deeds with the previous chain of ownership. Building on your own plot adds the plot's title deeds, approved plans and a construction estimate.

Self-attest every copy
HDFC Bank asks for every document to be self-attested, which means signed by you. Scan the originals once, then print and sign the copies the lender wants.
